The building provides an impressive home situated in a glorious position surrounded by orchards and farmland on the edge of the Kent Downs Area of Outstanding Natural Beauty.

The accommodation is arranged over three floors, providing a flexible layout with a great deal of character. To the left of a generous entrance hall is fantastic space with the kitchen arranged around an Aga and open to the dining room.

This provides a super living area in conjunction with the adjoining sitting/garden room, which has a vaulted ceiling and large windows on three sides with doors opening to a terrace. Across the hall a peaceful guest bedroom is set next to a bright double aspect bathroom.

On the first floor a well-proportioned sitting room with a wood-burning stove enjoys views across neighbouring countryside and orchards. To the front of the house is a double aspect bedroom with stripped wooden floorboards; a shower room is conveniently set off the landing.

Stairs continue to the second floor where the generous principal bedroom has an en suite shower room. Both this and the fourth bedroom or study, as it is currently used, have tall vaulted ceilings into the roofs of the oast.

Plumford Oast is situated in a tranquil rural location between the villages of Painters Forstal and Sheldwich, to the south of Faversham. Sheldwich has a primary school, church and village green, while there is a local pub at Painter’s Forstal. Faversham has a good range of independent shops. The area offers good schools in both state and independent sectors; the Lorenden Preparatory School is about 1.5 miles away and the well-regarded Queen Elizabeth grammar school is in Faversham.

Canterbury, with its shopping centre and excellent leisure facilities, is nearby and offers further educational options, including schools, colleges and universities.

There is easy access to the M2 (Junction 6), providing excellent road access. Faversham station offers trains to London St Pancras and Victoria taking from around an hour. Ashford International offers High Speed services to London St Pancras from 36 minutes. The area has good access to the Continent.

Plumford Oast is approached via a five bar gate from the lane leading to a gravel drive in front of the house and detached double garage.

Pretty gardens are bordered by fencing and mature hedging and there is an expanse of level lawn with a greenhouse to one corner.

A sunken terrace adjacent to the sitting/garden room provides a sheltered spot to enjoy the garden beyond which are views across neighbouring orchards.
